Frank Johnson Memorial

Mrs. Loretta Johnson is hosting a memorial service for her husband, Frank Johnson, who passed away on January 16th, 2013.
The tribute to Frank will be held at the Arbon LDS Church, at 2:00pm on Saturday, April 27th, with a dinner following.
All are welcome to attend. Â If you are coming, please bring either a salad or a dessert to share.

ARBON SCHOOL BOARD MEETING
February 12, 2013
The Arbon School Board met on February 12, 2013 at 7:00 p.m. members Jason Williams, Melinda Campbell and Jake Evans were present as were Debbie Curry and clerk, Cheri Evans.
The motion was moved by Jason and seconded by Jake to approve the agenda. The motion was moved by Jason and seconded by Jake to approve the minutes. The bills were reviewed. The motion was moved by Jake and seconded by Jason to approve them. The total M & O expenses for the month of February was $18,567.74. The school received $692.50 from the State Department, $572.50 from property taxes and $8.96 from interest on investments. The school M & O balance is $70,765.33. The Plant Facility received $3.33 from interest the Plant Facility balance is $38,649.01. The motion was moved by Jason and seconded by Melinda to approve the financial statement.
Debbie has been in contact with Jacob on the E-readers, he suggested purchasing Kindle paperwhite’s. The DVD player for the extra classroom has been purchased. Robin is still doing research on the I-pad or small notebook to replace the aide’s old computer.
Debbie will be doing a pilot test, SBAC, for the Common Core Standards in April. The 5th and 6th graders will each be taking one test in one subject. Robin and Debbie will attend a workshop on language Common Core Standards in Pocatello on February 25th..
Teacher evaluations will be done tomorrow.
Jason made the motion to declare January 30th as a day of emergency closure due to blowing and drifting snow causing road closures and therefore does not need to be made up. The motion was seconded by Jake and passed unanimously.
The Pauline Trustee Zone election is coming up in May. The petitions will be available in March and are due back by March 22nd. Having a supplemental levy in May was discussed again.  The clerk will email some information to Jake so he can prepare a power point for an informational public meeting concerning the supplemental levy.  The board needs to adopt a resolution calling for a supplemental levy election and with an amount no later than March 22nd.
Melinda will have a parental survey completed by next month. Â The board gave Valorie Estep approval to use the school grounds on July 19th, 20th and 21st for a family reunion.
The next meeting will be held on March 12, 2013 at 7:00 p.m. The motion was moved and seconded to adjourn the meeting. The meeting adjourned at 8:25 p.m.

Investment Property For Sale

Have you ever thought about investing in investment properties in Pocatello?  If so (or even if you haven’t :)), I thought I’d share a couple of properties that I am selling that might be of interest.  I think they’re both aggressively priced and may be a good investment for someone.  Here are the relevant details:
Property 1 / Triplex – $124,000
- Location 355 S Johnson (Pocatello)
- Units: 3
- Total Rent Income: $1,525 / month.
- Items to note: New Roof in 2012. New water heater in 816 unit. New carpet and paint in 810 and 816 units. 355 unit has lots of hardwood floors. In great condition. Â Property on newly widened street. Separate meters for gas and power.
Tenants pay Gas/Heat/Electric (does not come out our your cash flow).  Take a look at http://findpocatellohomes.com/mls/ and you’ll see that when you look at the square footage, rental income / purchase price, utilities separated, and rental condition, this is the best triplex deal in Pocatello.  This is now listed with a Realtor (listing), so I don’t have much wiggle room on the price.
Property 2 / Fourplex – $138,000
- Location N Hayes (Pocatello)
- Units: 4
- Total Rent Income: $1,750 / month.
- Items to note: New stucco front in 2012 (finishing the top half in the next 4 weeks). Two larger units just vacated, so I’m puttng in new carpet and paint in both those units to prep for selling. Â Separate meters for gas and power.
Tenants pay Gas/Heat/Electric (does not come out our your cash flow). Â Again, take a look at the mls in Pocatello and you’ll see that no other 4-plex’s come close to bringing in this cashflow at this price. Â I HAVE NOT LISTED THIS WITH A REALTOR YET. Â I thought I’d reach out and see if there was any interest before I list it on the MLS. Â If I sell this w/o a Realtor, I’d be willing to sell it for $129,000.
